The application is for a best in class 155,000 sqft industrial, storage and distribution warehouse (Use Classes B2 and B8 with ancillary B1) which will target both BREEAM Excellent and EPC A. Situated adjacent to J23A of the M4 the site is highly accessible providing a strategic location ideally suited for the proposed use.

Further to BREEAM Excellent and EPC A, the development will also offer:

• 12m Internal Eaves Height
• 22 Loading Doors
• 50m Yard
• 50 HGV Parking Spaces
• 20% EV Charing (Infrastructure for 100%)
• Rainwater Harvesting
• 15% Rooflights

The site is within the development limits of Magor and Undy and is allocated in the adopted Local Development Plan (LDP) as being suitable for employment uses.
